What makes technology delivery in construction different
The technology package usually sits inside a programme set by other work. Riser capacity, containment routes, communications room locations and power provision are commonly fixed during shell and core, before the network is specified, and become expensive to revise once ceilings close. CDM 2015 requires designers to eliminate, so far as is reasonably practicable, foreseeable risks to those who build, maintain or clean a structure, so access for later replacement is a design question. BS 6701 covers installation, operation and maintenance of telecommunications cabling, and BS EN 50174-2 covers installation practice inside buildings, including separation from power supply cabling.
One controlled door can involve ironmongery, electrical supply, security equipment and a fire alarm interface, and BS 7273-4 is the code of practice for actuation of release mechanisms for doors on operation of the fire alarm system. Commissioning falls close to handover, when programme float is thin, and what is recorded then governs how the building is operated afterwards. CDM 2015 requires a health and safety file where more than one contractor is involved, and the regime introduced by the Building Safety Act 2022 requires information about higher-risk buildings in England to be kept accurate, up to date and accessible.
